General Liability Coverage – This coverage is for the lawsuits that could arise due to the daily happenings in a community such as a slip and fall incident.
Directors and Officer’s Liability Coverage – This covers the board members for the decisions that they make that affect the whole community.
Business Auto Liability – Does your community own a maintenance vehicle or does your sales office have a golf cart? If so, you may need physical damage and liability coverage. Even if you do not own a vehicle, you may want to consider Non-owned and/or Hired Auto Liability coverage to protect the community from any resident that gets into an accident while running an errand for the association.
Workers Compensation Coverage – Some communities may have a maintenance worker, or book keeper on staff. Or maybe the amenities include a golf course or restaurant. If so, we can provide workers compensation coverage for any employee of the association that may be injured while at work.
Fiduciary Bonds – Hopefully, most communities have safeguards in place such as countersignatures and maximum check limits to protect from stolen funds because a lot of money passes through the hands of board members and property management companies. Fiduciary bonds, also, help to protect the communities from theft or embezzlement of these funds.
Coverage is based on the number of lots or units and annual receipts (including annual dues, laundry sales, clubhouse rental, etc.). Then, certain discounts and added liabilities are applied to the rate.
